Terms of Service

These terms govern your use of skydennotary.com and the notary services provided by SkyDen Notary Services. By booking an appointment or using this site, you agree to them.

1. About Us

SkyDen Notary Services is a DBA of SkyDen Financial, LLC, a Texas limited liability company based in Fort Worth, Texas. Notarial acts are performed by LaShawn Johnson, a Texas Commissioned Notary Public and Texas Remote Online Notary.

2. Services We Provide

• Mobile notary services at your home, office, or agreed location
• Remote online notarization (RON) by secure audio-visual session
• Loan signing services for real estate and lending transactions
• General notarial acts including acknowledgments, jurats, oaths, and affirmations
• Hospital, nursing home, and care facility visits
• Related document services such as printing, scanning, and courier assistance

3. Appointments and Scheduling

All services are by appointment. Booking a time through our website, by phone, or by text creates a request that we confirm by text and email. An appointment is not final until you receive that confirmation.

We make reasonable efforts to arrive within the scheduled window. Traffic, weather, and preceding appointments can cause delays, and we will notify you as soon as we are aware of one.

4. What You Must Provide

To complete a notarization, you must:

• Present a valid, unexpired government-issued photo identification
• Be physically present, or present by audio-visual session for RON
• Be alert, aware of what you are signing, and acting of your own free will
• Provide the complete document, unsigned, with no blank spaces in the sections to be notarized
• Arrange any required witnesses in advance, or request that we provide them for an additional fee

5. When We Must Decline

Texas law requires a notary to refuse a notarization in certain circumstances. We will decline, and a travel or trip fee may still apply, if:

• Identification is missing, expired, or does not reasonably match the signer
• The signer appears confused, coerced, under duress, or unable to understand the transaction
• The signer is not present
• The document is incomplete or has blanks in the sections to be notarized
• We have reason to believe the transaction is fraudulent or unlawful
• The request would require us to give legal advice or exceed the scope of a notary's authority

6. Fees and Payment

Notarial act fees are set by the State of Texas under Government Code §406.024 and are charged in accordance with that schedule. Travel, printing, scheduling, waiting time, and other convenience fees are separate service charges and are disclosed before your appointment.

Payment is due at the time of service unless other arrangements have been agreed in writing. We accept credit and debit cards, cash, Zelle, Cash App, Apple Pay, and business checks from approved clients.

Trip fees

If we travel to your location and the notarization cannot be completed for any of the reasons in Section 5, or because you are not present at the agreed time, the travel fee remains payable. Notarial act fees are not charged for services not rendered.

7. Cancellations and Rescheduling

Please give as much notice as possible. Cancellations made before we begin travel are not charged. If we have already departed for your location, the applicable travel fee may apply. Loan signing appointments cancelled after documents have been printed may incur a printing fee.

8. Remote Online Notarization

RON sessions require a device with a working camera and microphone, a stable internet connection, and valid identification that can be verified through the platform's credential analysis and knowledge-based authentication. Texas law requires that the session be recorded and retained. By proceeding with a RON session, you consent to that recording.

Not every document or receiving party accepts remote notarization. It is your responsibility to confirm that the agency, lender, or institution receiving your document will accept a RON notarization before booking.

We treat the documents and information we encounter as confidential and do not disclose their contents except as required by law or as necessary to complete the transaction you have engaged us for. Notary journal entries are public records to the extent required under Texas law.

11. Limitation of Liability

To the maximum extent permitted by law, our total liability arising from any notarization or related service is limited to the fees you paid for that service. We are not liable for indirect, incidental, or consequential damages, including delays in a closing or transaction, rejection of a document by a receiving party, or losses arising from the content of a document we did not prepare.

We carry Errors & Omissions insurance. Nothing in these terms limits liability that cannot be limited under Texas law.

Content on this website is provided for general information and does not constitute legal advice. Fees, availability, and service descriptions may change without notice. You may not copy, reproduce, or reuse the content, branding, or design of this site without written permission.

13. Governing Law

These terms are governed by the laws of the State of Texas. Any dispute arising from these terms or our services will be brought in the state or federal courts located in Tarrant County, Texas.

14. Changes to These Terms

We may update these terms from time to time. Changes take effect when posted, and the "last updated" date above will reflect the revision. Continued use of our services after a change constitutes acceptance of the revised terms.
